Today, we're delving into a topic that might just change your perspective on moving to Augusta, Georgia - Masters rentals. Hi, I'm Kimberly Lahadney with Georgia Coast Homes and Keller Williams in Augusta, Georgia. Welcome back to our channel, where we're finally grappling with the concept of Masters rentals. For those unfamiliar with the term or wondering why it matters, you're in for an enlightening discussion.
This is aimed at tackling this significant topic due to its vast scope. But first, let me share a personal story. Like many of you, I moved to Augusta from outside Georgia, eager to learn everything about this incredible city. The concept of a "Masters rental" was foreign to me upon arrival, despite my familiarity with national golf tournaments from my childhood on the East Coast. However, Augusta's approach to renting homes during the Masters, a major golf tournament held at Augusta National each April, is unique and deeply embedded in the local culture.
The phenomenon of Masters rentals is so significant that local schools adjust their spring break schedules to accommodate the event, allowing families to rent out their homes for substantial sums. This has led to a unique real estate market, where homes are often purchased with the potential for Masters rentals in mind. Many of these homes feature en-suite bathrooms in every bedroom, resembling mini-hotel rooms, to cater to the influx of visitors during the tournament.
When considering a move to Augusta or investing in property here, it's essential to weigh the benefits of owning a home that can serve as a Masters rental. The choices range from sleeper houses, which are primarily used just for sleeping, to host or hospitality houses, designed for entertaining large parties with amenities like pools, golf simulators, and more. These properties can command staggering rental fees for just one week during the Masters, providing homeowners with significant income.
Now, you might be wondering about the financial implications of owning a Masters rental. Renting out a home during the tournament can cover a significant portion of a homeowner's annual mortgage, fund vacations, or contribute to college savings. Prices vary widely based on the home's size, location, and amenities, ranging from a few thousand dollars for a simple three-bedroom home to over a hundred thousand dollars for larger, more luxurious properties.
My husband and I embarked on our journey to find a home that could double as a Masters rental. We ultimately decided to invest in a property at the higher end of our budget, designed to accommodate Masters guests. This decision has set us on a path of preparing our home for rental, including consultations with hospitality companies to maximize our investment.
